About MM2H
What is the MM2H programme?
Malaysia My Second Home (MM2H) is a long-stay programme run by MOTAC for foreigners who want to live or retire in Malaysia. It was relaunched in 2024 with new tiers, higher financial requirements and a compulsory property purchase.
Applications are processed through the official MM2H portal, with an MM2H One Stop Centre counter at MOTAC for applications and enquiries. Your agent prepares your application and liaises with the MM2H One Stop Centre on your behalf.
- Financial requirementsA fixed deposit and proof of income or assets, depending on the tier
- Property purchaseA residential property that meets the minimum price for your tier and state
- Family includedEligible family members can be included in the application
The tiers
Silver, Gold or Platinum?
Each tier has its own fixed deposit, income and property requirements, and a longer pass the higher you go.
Silver
The entry tier, with the lowest financial requirements and a pass of up to 5 years.
Gold
The middle tier, with higher requirements and a longer pass than Silver.
Platinum
The top tier, with the highest requirements and a pass of up to 20 years.
Deposit, income and property figures differ by tier and by state, and they have been revised before. Special economic zones, such as Forest City in Johor, also have their own conditions. Ask us for the current figures from MOTAC's latest guidelines before you plan your budget.
Choosing an agent
How to choose an MM2H licensed agent
MOTAC publishes a list of MM2H operators on its website. Whoever you work with, these are the things to check.

- Clear, written feesAgent fees should be quoted separately from government fees and deposits
- Current requirements in writingTier figures should come from MOTAC's latest guidelines, not old brochures
- Support after approvalHelp with the fixed deposit, property purchase and pass endorsement
- Family handled togetherDependants included in one coordinated application
- No guaranteed approvalsApproval is decided by the authorities, so be wary of agents who promise it
